Will the avenue ever be gentrified?

I work around Ventura ave and I’m always surprised it hasn’t been gentrified. It’s around mountains, near the beach, near downtown, and 30 minutes away from Santa Barbara. I know it would take a long time, but just seeing what’s happening in others parts of cities I’m wondering if it will happen on the avenue. I’m not saying it SHOULD be, Ventura itself is already too expensive. I know they have the new community there, with the nice but overpriced condos. Just wondering what others think. All I ask is Maggie’s stays open forever.
