Investment realty

I’m moving to Rolla next month. I’m renting from Investment because they seemed to have a monopoly on every property in town and living several hours away, I didn’t have the opportunity to properly look into all my options. That being said - how worried should I be? I already had a terrible experience just securing a place from them (nearly applied for a listing that wasn’t even available anymore despite still being “available” on the website and was told BY THEM it was available, etc). How can I fly under their radar? Avoid bug issues in the rental? Any advice would be greatly appreciated.
