Buying Land

Thinking about my retirement a lot and ways I can ensure that I’m not over 60 working because I absolutely have to. Has anyone or their parents ever bought cheap land, do nothing with it and hope it increases in great value over the next 30-40 years? I’m talking dirt cheap ($15,000-$20,000) land in some random small town they’ve never been. I just feel like every town was once a run down area nobody wanted to live in until they couldn’t afford to live in it lol.
